Here's what the numbers look like. Commercial loan commissions typically range from 1–3% of the loan amount and are usually paid by the borrower (some DSCR and NonQM lenders offer YSP). A single $2M deal can generate anywhere from $20,000 to $60,000 in commission. In your first year, adding $75K–$150K to your income is a realistic expectation.
Beyond that, the sky is the limit. There are an estimated 4.5 million small-balance CRE loans in the marketplace — a vast, largely untapped opportunity. Your results will reflect your effort, and the market is more than big enough to reward it.
The short answer is that most states don't require a license for investment property financing — which is one of the things that makes this space so accessible. However, around eight states do require an NMLS license, and because regulations vary by state and tend to change year to year, it can be confusing. To make sure you're on solid footing, we always recommend checking with your licensed broker or a qualified real estate attorney for the current rules wherever you plan to do business.
